About the Role
As a Leasing Agent, you’ll manage a portfolio of long-term rental properties, acting as the primary point of contact for both homeowners and tenants. From marketing and showing properties to negotiating lease terms and managing renewals, you’ll ensure that both sides of the leasing process run smoothly.
Additionally, you’ll coordinate the leasing process for a large portfolio or seasonal and winter leases, working throughout the spring and summer to match tenants with vacation homes and writing leases for the upcoming winter season. You will be the tenants’ main point of contact throughout the lease, but will not handle homeowner interactions, maintenance issues, or property preparation.
Key Responsibilities:
Long-Term Rentals:
Act as the main point of contact for both homeowners and tenants.
Market rental properties, ensuring strong visibility and interest.
Respond to inquiries, prequalify applicants, and schedule showings.
Attend showings (or coordinate with staff to "open doors" as needed).
Screen and qualify tenants, ensuring they meet application requirements.
Negotiate lease terms between owners and tenants.
Write leases and ensure all documentation is compliant with CA laws.
Serve as the primary tenant contact for lease-related matters.
Schedule and attend property walk-throughs, move-in/move-out inspections, and lease renewals.
Manage lease notices, renewals, and move-outs in compliance with state regulations.
Handle challenging tenant situations professionally while working within CA tenant-landlord laws.
Onboard (and eventually acquire) new long term rental homeowners.
Seasonal and Winter Leases:
Work during spring and summer to match tenants with winter vacation homes.
Work throughout the year to match tenants with seasonal vacation homes.
Write leases and ensure all agreements are properly documented.
Oversee and manage the deadlines and timelines from first inquiry through final move-out.
Act as the tenant’s main contact throughout their lease.
No homeowner communication, maintenance coordination, or property prep required.
Work closely with the homeowner’s account manager and the field and office team to ensure all tenants and properties are taken care of.

Exceptional communication and negotiation skills – you can handle delicate lease discussions with professionalism.
Highly organized and detail-oriented – keeping track of multiple leases, renewals, and deadlines is key.
Self-motivated and proactive – you take initiative and follow through.
Ability to manage tenant concerns calmly and efficiently – you don’t let difficult situations throw you off.
Knowledge of the Truckee/Tahoe rental market is a plus.
A valid California real estate license is required.
What You WON’T Be Doing:
Handling work orders or emergency maintenance calls – we have a dedicated maintenance team for that.
Managing homeowner concerns for seasonal and winter leases – your focus is solely on tenants and compliance.
